Hard water is the Preston problem
Ordinary washing moves dirt. It does not touch mineral scale, which is why a window can come out of a cleaning looking better and still read cloudy in direct sun. Removing the deposits takes the right solution and enough patience to work it without scratching the glass, and it has to happen before the next irrigation cycle lays down a fresh layer.
The other half of the Preston calendar is winter. Cache Valley holds an inversion for weeks at a time, and the fine particulate trapped in that air settles into a grey film on everything, including north-facing glass that never gets enough sun to dry out.
Preston sits at the north end of Cache Valley, and the water that comes out of the ground here carries a heavy mineral load. That matters more than most people realize, because the sprinklers running all summer throw that water onto the glass and the high-desert sun bakes it dry before it can run off. What stays behind is calcium and magnesium, bonded to the pane.
One season of it is invisible. Five seasons of it is a permanent-looking haze along the bottom third of every window facing a lawn, and most homeowners conclude the glass is simply old. It usually is not. Wake washes the glass on both sides and pulls the mineral deposits off the surface underneath.
